Landlord fees
Full management
Our fees are based upon a standard rate of 12.5% exclusive of VAT related to the rents we collect on behalf of the Landlord. The fee is payable at the time of receipt of rent.
Negotiated rates can be agreed relative to the circumstances of the individual let and the number of properties a Client holds.
Court attendances and other additional work is charged at the following rates;
Managing director £80 per hour exclusive of VAT
Senior staff member £50 per hour exclusive of VAT
Junior Member of staff £30 per hour exclusive of VAT
Rent increases are normally charged at a rate of 10% exclusive of VAT based upon the total annual increase in rent eg £350.00 per annum increase in rent the fee would be £35.00 plus vat £7 – Totalling £42.00
Finders Fees
FEE - two and a half weeks rent plus VAT based upon the rental amount obtained
Landlords statement :
All rental monies are held in a designated ‘Client Account’. Our client money protection has been arranged with Aviva.
Ellmans are members of the property ombudsman scheme
Tenant fees
Permitted payments as of 1st June 2019
Before the tenancy starts (payable to Ellmans 'the Agent')
Holding Deposit: 1 week's rent
Deposit: Equivalent to 5 weeks' rent
During the tenancy (payable to the Agent)
For English properties:
Payment of [up to £50] if you want to change the tenancy agreement
Payment of [£25] for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
Tenants statement
Deposit monies are held in the government run scheme known as The Deposit Protection Service (or DPS). The scheme does not attract any interest, the deposit can only be released upon agreement between the parties (the government adjudicator having the final say).
